The model

Three lines. That is the business.

  • Entry offer

    Garage cleanout / reset

The way we meet the household. One day, a flat number, cars parked tonight. The cleanout is the first job, not the last.

  • Value recovery

    Resale, consignment, donation

Keep, sell or consign, donate, recycle, or dispose. Written terms only. We recover value. We do not run a thrift shop.

  • Lifetime value

    Organization + trusted referrals

Zone what stays. Place freestanding storage. Doors, floors, and attached work go to a registered partner. We do not pretend a referral is contracting.

The actual problem

A $50,000 car sitting in the rain.

Over half of suburban garages cannot park a single car. Not because the house is too small - because 12 years of bikes, holiday bins, a dead treadmill, and "we might use that" took the floor. Weekend DIY dies after two hours of decision fatigue. Dump-and-go crews haul without sorting. Custom cabinets run five thousand and up.

We do not automatically treat your garage like junk. One day, a flat number, and a decision pile so nothing with value - or sentiment - leaves the driveway without you.

That is the job. Not a showroom. A garage that does its job in the rain.

The same garage. One afternoon.

Left is the chaos. Right is the same garage, sorted. The stuff stays. It just has a place.

How it works

Four steps. You lift nothing.

Photos in. Written plan out. Then a crew that sorts with you - keep, sell, donate, dispose - and puts keepers back so both cars park tonight.

  1. 01

    Send photos

    5 minutes

A few garage photos, the neighborhood, and what you want the space to do. That is the whole intake.

  2. 02

    Get a plan

    1 business day

Written strategy and a firm price, including add-ons and whether anything looks like consignment.

  3. 03

    Lock the date

    Your schedule

Two-person crew, one truck, 4-6 hours on site. Arrival window you pick.

  4. 04

    Reclaim the garage

    Same day

Clear, identify value, sell / donate / dispose, organize, park both cars that night.

On cleanout day

Clear. Identify. Recover. Reclaim.

A two-person crew, 4-6 hours, one truck. The Review step is the product - dump-and-go crews skip it, and that is why people do not call them.

Two-person crew sorting garage contents into piles on a suburban driveway
  1. 01

    Clear

    45-60 min

    Pull, wipe, blow out

Everything comes out to the driveway. We wipe reachable surfaces and blow out dust so you can actually see the room.

  2. 02

    Identify value

    90-120 min

    Keep · sell · donate · dispose

Not a dump run. We group obvious trash, obvious keepers, resale candidates, and a Review pile so you are not making 400 decisions in a row.

  3. 03

    Review together

    20-30 min

    You make the call

We walk Review with you. Nothing sentimental or saleable leaves without your say-so. You do not lift a thing.

  4. 04

    Recover & reload

    60-90 min

    Zones, then cars

Keepers go back in zones. Consignment items leave with a written record. Floor stays clear. Both cars park inside that evening.

The entry offer

One reset. Flat number. Value recovered on top.

The $799 2-car is the wedge - not a race to the cheapest haul. Bigger footprints and extra labor are the add-ons. Attached installs go to registered partners.

Value recovery

We do not automatically treat your garage like junk.

Value recovery happens on the driveway, not in a shop. Items that will actually sell can leave on written consignment. Everything else is kept, donated, recycled, or disposed with your say-so. We do not run a thrift shop, and we do not store low-value maybes.

The household relationship

The reset is the first job, not the last.

We acquire through the cleanout, recover value, organize what stays, then capture the next garage improvement. More product and assembly upsells land as they are cleared. Attached trade work stays a partner referral - we do not quote it, collect for it, or warrant it.

  1. 01

    Cleanout / reset

    We sell

Base reset, extra time, travel, heavy-item haul

  2. 02

    Resale / consignment

    We sell

Written consignment or donation. Not a thrift shop.

  3. 03

    Organization / products

    We sell

Shelves, bins, racks - unboxed and placed. Attached systems referred.

  4. 04

    Assembly / utility

    Coming

Workbench, fitness assembly - only once rules and insurance are cleared

  5. 05

    Garage door

    We refer

Tune-up, opener, seals, keypad - partner contracts and warrants

  6. 06

    Garage transformation

    We refer

Floors, paint, insulation, lighting, electrical, custom cabinets

  7. 07

    Lifestyle spaces

    We refer

Gym, workshop, bike/golf station - we capture the need on the cleanout

For listing agents

Show-ready before the photographer arrives.

Closing in 72 hours? Flat invoice for the settlement statement. Attached garage work (doors, floors, racks) goes to a registered partner - we do not pretend referrals are contracting.

Who this is for

The job is the decision pile, not the dump run.

We are collecting South King County reviews on the first jobs. Until then, these are the three households the offer is built for - not fabricated Google stars.

  • Homeowner

"I know I want my garage back. I do not know what to do with everything in it, and I do not want to spend my weekend making dozens of disposal, donation, and resale decisions."

SarahKent West HillThe job to be done

  • Listing agent

"The interior is staged. The garage is the room buyers open last and remember first. I need it show-ready before photos, with a flat invoice that sits on the settlement statement."

    JasonNormandy ParkListing timeline

  • Empty nester

"We cannot lift the metal shelving or the treadmill. We also cannot stand the idea of a stranger throwing away things that might still have value. Walk the Review pile with us."

Launch nucleus

South King County. Not "anywhere in Washington."

Kent West Hill, Normandy Park, Des Moines, Lakeland North, Burien, SeaTac, and Federal Way. We win one dense catchment first. Farther cities get a yes only when the ticket and the drive both make sense.

Next when the economics prove it: Fairwood, Covington, Maple Valley, Black Diamond.

Questions

Straight answers.

Hazardous waste stays with you. Review items stay until you say so. The quote we send is the invoice you get.

A standard two-car garage: two-person crew for 4-6 hours, full pull-out, surface wipe and blower, keep / sell / donate / dispose sort, a review with you, organized reload, and up to one truckload hauled away. Hazardous waste is not included.

No. Anything that is not obvious trash goes in a Review pile. We walk that pile with you. Resale candidates get a written consignment record before they leave. Cash, jewelry, or family albums go into a locked owner bin the moment we find them.

You keep ownership until sale, under a written agreement. We photograph and list items expected to sell. Commission is about 30% of the realized price. If it does not sell, you already chose return, donate, markdown, or dispose. We are not a thrift shop and we do not store low-value maybes.

You do not lift. You do not sort. You only need to be around for the Review walkthrough. Listing a house and out of town? Send a written keep-list with the photos.

We sell and place freestanding storage. Attached racks, wall systems, garage-door work, flooring, electrical, and similar improvements are referred to registered, insured partners. We identify the need. They contract, perform, and warrant.

Hazardous waste stays with you - we isolate and label it for the King County household-hazardous drop-off. Significant rodent contamination is a stop-work: it is not a casual upcharge on the base cleanout. We pause and point you to a qualified pest/remediation provider.

Yes. Floor visible, zones honest, no shame pile in the corner. Flat-rate invoice that can sit on a settlement statement. Tell us the photo date with the photos.

Launch nucleus: Kent West Hill, Normandy Park, Des Moines, and Lakeland North. Named neighborhoods we also run when the ticket and the drive both work: Burien, SeaTac, Federal Way. Farther South King County jobs are a yes from the photos - we will tell you instead of pretending we cover all of Washington.

Yes. Same system, different room. The Complete Storage Reset is $795 flat for one unit up to about 100 square feet: empty, sweep, photograph, inventory, label, and repack. We do not haul your belongings away unless you ask, and we do not appraise them. A lighter reset is $475. An estate-level inventory is $1,500, confirmed from photos. Heavy, fragile, or a second worker is added only after we see the unit.
